The village of Aboyne is one of the most sought-after villages and places to live in the North East of Scotland. The Boat Inn occupies a prime trading location overlooking the River Dee at the southern end of the village.
Located 30 miles west of Aberdeen on the A93, the village offers the tranquil beauty of countryside living yet only being 30 miles from the 3rd largest city in Scotland.
The A93 is one of the main roads leading west out of Aberdeen. This road is one of the most scenic in Scotland, leading through Royal Deeside before turning south at Braemar and heading into Highland Perthshire.
Balmoral Castle and Crathie Kirk are only 18 miles west on the A93. Nearby Ballater and Balmoral are popular all year round, however, interest intensifies every August and September with the arrival of the King for his annual summer holiday.
The summer Highland Games Season attracts visitors and tourist from all over the world. With the games in Aboyne being one of the largest in the country, alongside neighbouring games at Lonach, Ballater and Braemar.
The area is a real haven for outdoor sports including golf, hiking/hillwalking, canoeing, shooting and fishing as well as skiing in the winter months at nearby Glenshee Ski and The Lecht 2090. Mountain Biking and Road Cycling is also a huge draw to the area with the increasing popularity of the nearby Tarland Trails – Aberdeenshire’s only purpose built mountain bike trail centre.
Whilst offering the charms of a rural village, Aboyne is remarkably well connected to nearby Aberdeen. The city offers much in terms of culture, lifestyle, retail and connectivity. Aberdeen Airport at Dyce is located 28 miles from Aboyne, while road connectivity to the west of the city has been boosted by the completion of Aberdeen by-pass (AWPR) which allows easier connections through the city as well as journeying North and South.
The Boat Inn has been in our client’s careful ownership since 2013. Since taking over the business, our clients have transformed the property and created a robust and much admired licensed business. With the valued assistance of their dedicated team of staff, the owners have positioned the business as one of the best licensed businesses in the North East.
The Boat Inn has a full management structure as our clients role is more supervisory and hands off as they split their time away from Aboyne.
Our clients own an additional property close to the business. This is used for staff accommodation only. This may be available by separate negotiation.
The village is also surrounded by several country estate wedding venues. The Boat Inn benefits from accompanying “spillover” business from these events.
Sales have continued to show consolidation and growth, yet there is still headroom in trading potential for new owners to exploit. In terms of trading style, the business can best be described as a traditional “English style” village inn located in Royal Deeside – in short, it is everything you want a good village pub to be.
