The attractive town of Insch is located 27 miles northwest of Aberdeen in the rolling Aberdeenshire countryside. The town is home to around 3000 residents and continues to expand with new housing developments. There is a new 50 home development which is currently being built adjacent to the hotel.

The hotel enjoys a highly visible trading location adjacent to Insch railway station. The railway line connects Aberdeen to Inverness. It also allows easy access for residents to access the East Coast Mainline (Aberdeen) for train connections to Edinburgh, Glasgow and London.

The town is located just off the A96, the main motor route between Inverness & Aberdeen. Insch benefits from its closeness and commuter proximity to Aberdeen.

Insch is well placed to act as a tourist base for those visiting the Castle and Whisky trails as well as Royal Deeside.

The Station hotel is a very popular family run business which has been transformed by our clients into a modern boutique hotel. Our clients have undertaken a substantial and full refurbishment of the premises that includes a complete renovation to nearly every aspect of the building. New owners will inherit a building that has been future proofed in terms of short to medium term renovation. This will allow new owners to concentrate on the continued development and enhancement of the business.

The hotel is currently run by the owners to suit their lifestyle. With 6 modern and individually furnished ensuite letting rooms, the hotel also benefits from a licensed 40 cover restaurant / bistro, a 20 seat residents lounge and an immaculate fully equipped commercial kitchen.

Currently the bar and restaurant are open only to residents and for private hire bookings. There are huge opportunities to expand the business most notably and immediately to expand the offering to new residents.

Our clients have sought and gained permission to alter the breakfast room on the first floor to an owners bedroom/apartment. This affords new owners some private accommodation within the property.

There is huge potential for new owners to capitalise on the important foundations that the current owners have developed in order to move this business forward.
