The seaside resort of Largs is situated in North Ayrshire overlooking the Firth of Clyde towards the Isle of Cumbrae along Scotland’s scenic west coast. The town has a population in excess of 11,000 which swells substantially during the summer months and at weekends.

Our clients relocated this Mains Post Office from a nearby property in 2017 and utilised the extra space by creating the Tea in the Square Café. The 2 businesses operate well together with the café side benefitting from the high footfall generated by the Post Office. Both trade 6 days a week with one owner operating the Post Office with 4 other staff whilst the other owner trades the café side with 2 other members of staff, helping each other out when necessary.


The food is all available for sit in, take away or delivery through the JustEat app. Due to the location of the café, it also benefits from the Saturday market which takes place in the Square in front of the shop. There is an ice cream bike included in the sale for use on the promenade.
