The Dumfries & Galloway town of Dumfries is located in the south-west of Scotland, a market town and former royal burgh, it sits near the mouth of the River Nith as it enters the Solway Firth.
The property is prominently situated on the town’s pedestrianised High Street and comprises a retail unit with storage and office accommodation over the two floors above. The ground floor frontage is predominantly glazed with a recessed entrance positioned centrally which provides an abundance of natural daylighting to the inviting sales area.
The Dumfries Larder opened for trade in May 2018 and has built up a fantastic reputation both locally and from further afield. Selected as a Small Biz 100 in 2019 by Small Business Saturday UK, The Dumfries Larder was also a Shop of the Year finalist in the Guild of Fine Food’s annual awards and has been highly commended in a number of local awards too.
The Dumfries Larder is a hugely popular business in the local area where customers know they will receive excellent service and a wonderful array of products to choose from. The business has over 2,500 social media followers.
Specialising in cheese, the business stocks around 60 local, Scottish, British and European cheeses at any one time alongside accompaniments such as oatcakes, biscuits, chutneys, wines and beers. They also have a selection of hand-picked British gins and rums, plus teas, coffees, biscuits, cakes, pasta, rice, curry kits, sauces, chocolate, and gourmet gadgets and gifts. Our client has a keen interest in cheese, hence the fantastic choice on offer.
A weekly cheesebox is very popular, providing a tasting selection of cheese and accompaniments. This is also available with a paired wine and the boxes may be ordered in advance, with collection from the shop. Wedding cakes of cheese are also supplied to order. The business is also known for its great hamper selection, with choices available to meet any budget. Hampers are available all year round but are particularly popular over the festive period.
Our client is reluctantly selling to move closer to family. There is undoubtedly scope to further develop the business as limited marketing is undertaken and our client considers the addition of a website may be beneficial, as would further development of the sale of speciality cheese to local restaurants/hotels and of cakes of cheese for weddings. There are also opportunities to work with local holiday let businesses to regularly provide hampers of local produce, and to increase corporate gifting for local businesses
The business is licensed to trade from 10 am – 6 pm, Monday – Saturday and 12 noon – 4 pm on Sundays. Our client, through choice, currently opens Tuesday – Saturday, 10am-4pm. During the festive period the shop is open seven days.
The subjects are held on the basis of an FRI lease until 2024 but there is an option to renew for an additional period. The annual rental is £9,950
